Conversion of an 80-unit, single room occupancy hotel built in 1905, into 37 units of low-income, elderly housing, and one retail space. Rehabilitation work consisted of a complete interior demolition, new seismic upgrades, new mechanical and electrical systems, new finishes, and the preservation of the building’s historic exterior, bay windows, and main stairs.

The Director Building was originally built as a 7-story furniture store in 1911. Re-development work included creating a parking garage in the basement for 50 cars to meet downtown’s critical need for parking. Two top stories, with patios, and permanent art tiles and mahogany paneling were added. The structural, mechanical, and electrical systems were upgraded to the latest technology. Careful attention was given to preserving the historical features, such as a decorative cornice and large windows that pivot open. The class ‘A’ historic concept proved to be successful as lease-up was completed in one year, versus the usual two years. The project received Bonneville Powers’ Energy Edge Award.
